County Line Break
The County Line area of Malibu is just as it’s named, and straddles the western edge of unincorporated Malibu in Los Angeles County and the beginning of Ventura County. Properties here have a Malibu zip code, but are actually in the County of Ventura. (A bonus for getting building permits, lower insurance and being able to walk your dog on the beach with a leash!)

Many long term residents have moved further west along PCH to enjoy this relatively unspoiled and less populated area of Malibu. At County Line, deep sandy beaches are easily accessible from PCH, and are framed by the foothills of Santa Monica Mountains across the street. Clean ocean currents from the Santa Barbara Channel Island chain helps to keep the water quality at an “A+,” (the current rating by “Heal the Bay.”) County Line is a virtual playground for sports enthusiasts, where you’ll find surfers, body boarders, stand-up paddle boarders, kayakers, kite surfers, windsurfers, free divers, scuba divers, hikers, runners and cyclists. And in the summertime, locals love it’s relatively uncrowded beaches, since the hordes of LA’s beach goers tend to turn off PCH at closer-in beaches, instead.

As for real estate, County Line is a study in extremes, where you will find both Malibu’s most expensive land-side estates and the least expensive oceanside condos & townhomes.

MariSol is a resort style residential community on the bluff across the County Line surfing beach. They offer 17, stunning & gated, single-story luxury estates on 80 acres of land with an impressive botanical garden featuring 90 California native plants. Lots alone range from $5.5 to 11 million, and homes have sold for as high as $16 million. Current estates are listed from $9.45- 27.9 million.

Malibu Bay Club is the best buy in Malibu for oceanside condos and single family townhomes. 104, 3-story, single family townhomes are located right on the sand behind a deep sea wall which protects the entire complex. These are priced at $2,000,000 and up. Between the townhomes and PCH, there are 136 condominiums. All have ocean views and everyone in at the Malibu Bay Club enjoys the gated beach access, a pool & spa, and sports/paddle tennis courts. Condo prices range from $484,000 to $980,000.
Malibu Shores
Malibu Shores Village, formally Whaler’s Village, is a beachfront, 29-unit single family townhome complex to the west of the Malibu Bay Club. Amenities include gated PCH access, beach access and sports& paddle tennis courts. A corner unit on the sand sold for $3.1 million in 2015, with current listings starting at $2,000,000.
Livingston Beach: Is the last stretch of 23 beach houses in Malibu before the Point Mugu Naval station and Oxnard many miles up PCH along the coast. This lovely stretch of wet/dry beach begins across from the iconic, seafood restaurant Neptune’s Net, and is adjacent to the famous Count Line surf break. Homes here list for $2.8 – $8 million, and the last reported sale in 2015 was a 3 BR/2 BA 2200 sq. ft. home for $3.150 million.

Miscellaneous Streets: There is a very small section of landside homes & condo’s with great ocean views just across from County Line beach. For people that surf or want close proximity to the beach – these can be some of the best deals in Malibu.
